What is the process for requesting a COA?

How do I obtain the architectural review guidelines?
- Access the owner’s portal
- Click “Shared Documents” on the left side of the dashboard
- Click “ARB” or “ARC” folder
- Choose to view or download document
How do I submit an architectural review request?
- Access the owner’s portal
- From the dashboard click “Submit New Review”
How long does it take to receive an answer regarding my request?
- Upon receipt of a complete submission typically 30-60 days
- Your ARC committee meets periodically to review submissions
- Access owner’s portal for status updates on the dashboard
How do I check the status of my architectural review request?
- Access owner’s portal for status updates on the dashboard
- From the dashboard of the owner’s portal click “Calendar” for dates of next ARC meeting
- After ARC meets results will be uploaded to the owner’s portal

- Homeowners are responsible for coordinating vendor’s access

How do I set up my online portal?
- You will receive an activation link from Tradd Management.
- If you have not received an activation link, please email djumper@traddmanagement.com.
- Please include your community’s name and address
How do I login to my online portal?
- Click “Portal Login”
- If you have trouble, email djumper@traddmanagement.com for assistance.
Is there an app?
- Yes, access the Tradd Communities website from your mobile phone.
- Click Portal Login. Download from App Store
- You will need to know your email and password
I don’t want to use the portal, now what?
- The portal can be used for other things besides payments and finances.
- We recommend setting up your portal to review all of your community’s information
- There are many useful tools you may want to utilize
What can I do in the portal?
- Make payments and view account ledger
- View governing documents, architectural reviews, insurance certificates
- View calendar for upcoming events and announcements
- From the portal dashboard click “Help” for list of features

How do I obtain a copy of the governing documents (Articles of Incorporation, Master Deed, By-laws, Rules and Regulations, etc.)?
- Access the owner’s portal
- Click “Shared Documents” on the left side of the dashboard
- Click “Association Governing Documents” folder

- Click “Insurance Certificates” folder
- If Loan # is needed, email request from lender to djumper@traddmanagement.com

How do I make a payment and what are my options?
- Access the Owner’s Portal
- For a One Time Payment, click “Pay Now”
- To Set up Autopay, click “Set Up Autopay”
- Set up Bill Pay through your online banking
- Mail a check to the lockbox address included on your coupon
How do I set up auto-draft payments?
- Access the Owner’s Portal
- From the dashboard click “Set Up Autopay”
How do I view my balance and ledger?
- Access the Owner’s Portal
- Click “Payments” on the left side of the dashboard
- Click “View Full Account Ledger”
How do I request a coupon book?

My account was transferred to collections. What do I do now?
- Once referred to an attorney, all questions must be directed to them
New Owner Assistance
I just closed on my property. What are my next steps?
- Closing attorney will send Tradd Management the closing documents
- Once your documents are processed, you will receive a welcome packet via US Mail and an online portal activation link
When will I receive a welcome packet?
- Your welcome packet will be mailed within 3 business days following receipt of closing documents from the attorney
